Step I: Feasibility & Schematic Design
We begin every project by listening to and interpreting your wish list, ambitions, and concerns.
Liz & Joel will lead you through a collaborative design process that involves exploring and defining what’s possible.
Throughout the process we are listening and offering feedback as we shape to the concepts and ideas underpinning your project. We will discuss function, examine architectural styles, explore materials, look at color palettes, sample AI images, and visit your project site. We conclude Step I by furnishing you with a winning strategy that includes floor plans, elevations, architectural imagery, and clear concepts.
Step II: Design Development & Cost Modeling
Step II is where things start to get real.
During this stage, we’re refining the design by perfecting its layout and developing meaningful details. Our focus is on balancing aesthetics with the details and requirements of construction. Simultaneously, we are researching and identifying the construction assemblies, structural systems, materials, and products that align with your limit for the cost of construction.
Throughout this stage we are utilizing drawings, models, and image boards to shape and illustrate the core aspects of your project. We then finalize the design with a comprehensive set of drawings and specifications, hi-res 3d renderings, and an accompanying opinion of cost.
Step III: Permits & Approvals
Where regulatory approvals are required, we lead the process for obtaining site plan approval, building permits & other permissions needed to move your project forward.
Step IV: Construction Documents & Bidding
When you're ready, we prepare the project’s documents for bidding and construction by adding some additional technical information & drawings.
We then shift our focus to bidding the work and obtaining completive pricing for the materials, products, and trades that make up the project.
Step V: Construction Administration & Punch-list
Next, we administer & observe construction activities to ensure that the process is timely, that your experience is stress-free and that the translation of the drawings into reality is effortless.
At the end of construction, before closing out contracts. we prepare a list of missing items and things that need fixing, and work with the contractors and installers on a resolution.
Step VI: Finishing Touches
Lastly, we complete your design by selecting & installing specialty items like wall sconces, pendants, wall coverings, signage, artwork, furniture, and artifacts that reinforce & amplify your project’s charisma.
