Step I: Feasibility & Schematic Design
We start by understanding your wish list, goals, and concerns.
Liz and Joel guide you through an award-winning, collaborative design process to explore what’s possible. Through drawing, modeling, and conversation, they hear your inspirations, discuss ideas, and shape your project’s concepts. Throughout the process they are analyzing
functions and flow
precedents and architectural style
materials and aesthetics
energy efficiency and context
construction type and the anticipated construction budget
The phase ends with a clear set of concepts, schematic floor plans, and a concise strategy for moving forward.
Step II: Design Development & Cost Modeling
Step II transforms the design into a real, buildable plan. During this phase we refine the project’s layout, introduce important construction details, and carefully balance aesthetic goals with practical requirements. We will research and select appropriate structural systems, materials, and products that align with your budget, and produce precise drawings, specifications, and renderings that enable reliable cost estimating.
Step III: Permits & Approvals
In Step III we take a moment to prepare your project for permitting and/or site plan approval. We will clarify the documentation as needed and coordinate closely with the local building official to help move your project forward smoothly and without delay.
Step IV: Construction Documents & Bidding
In Step IV we prepare the project documents for construction by adding the technical and qualitative information needed to guide construction. The documents will serve as the basis of the contract for construction and will include
final drawings
precise dimensions
matetial and fixture specifications
construction details
and finish schedules
Clear, concise, and well-organized, these documents are created to reduce change orders and protect you, the owner, by clearly stating performance criteria, technical requirements, and contract terms.
Additionally, we use the documents to solicit quotes and feedback for significant parts of the project, so you receive competitive, comparable pricing and enter construction well informed.
Step V: Construction Administration & Punch-list
During construction we oversee the jobsite to reduce stress, keep you informed, and ensure your project is built precisely as intended. Field observation reports will be provided to you regularly, and bi-weekly meetings will foster communication and stay ahead of issues.
Before closeout, we compile a list of missing or defective items and coordinate directly with contractors and installers to have them corrected in a timely manner.
Step VI: Finishing Touches
Lastly, we complete your design by procuring and installing specialty items—such as wall sconces, pendants, wall coverings, signage, artwork, furniture, and curated artifacts—that reinforce and amplify your project’s charm.
